Maldives branded residence pricing has bifurcated. On one side, the long-established North Malé operators trade on stabilised cash yield. On the other, the new generation of resort residences in Raa, Baa and Noonu atolls are pricing in a fixed yield during construction — typically 8–10% per annum — that transitions into an audited revenue-share post-opening.

Three structural features keep Maldives net yield robust. First, supply caps at the atoll level limit new resort licenses, protecting ADR. Second, the operator owns channel distribution and prices through global GDS and direct, capturing premium leisure spend. Third, OPEX is concentrated in the operator's hands rather than the residence owner's, which simplifies underwriting and removes operating risk from the investor.

What 8–10% net actually buys: a fully passive asset, freehold or operator-managed structure depending on the resort, two weeks personal use per year, audited annual distribution, and exposure to one of the most supply-constrained ultra-leisure markets globally. Resale liquidity is brand-dependent — a globally distributed five-star flag will resell faster than an independent.

Investors evaluating a Maldives ticket should focus on three questions: who is the operator, what is the contracted personal-use allowance, and how is the construction-phase yield secured (bank guarantee, escrow, or developer balance sheet only). The answers determine whether the projected yield is reliable.
