Where the route is property-based, we underwrite the asset itself — title, developer, valuation and resale — with local counsel instructed independently of the seller.

Filing, monitoring and post-approval

Application filed through licensed agents, progress reported in writing, and post-approval obligations tracked until the holding period ends.

What we tell every client first.

These programmes are government policy instruments, not products. They change, and a decision that ignores that is a decision taken badly.

  • Thresholds and qualifying routes can be raised or withdrawn with little notice.
  • Visa-free travel lists are political and can be suspended by third countries.
  • Approved-project property often trades at a premium and resells only to the next qualifying applicant.
  • Tax residence does not follow citizenship automatically; both must be planned separately.
  • Source-of-funds and due diligence checks are extensive; prior refusals must be disclosed.
  • Currency, construction and title risk apply exactly as they would to any other purchase.

Frequently asked.

Does buying property in Dubai give citizenship?

No. The UAE grants long-term residence through the Golden Visa against qualifying property ownership. There is no citizenship-by-investment route in the UAE.

Why is the Vanuatu minimum shown as by request?

We publish a figure only when a current official primary source states it. Where our last check could not confirm the schedule, we quote against the official terms in force at the moment of engagement instead of printing a number that may be stale.

Can the property also generate income?

In Türkiye and Grenada, yes, subject to the programme's restrictions during the holding period. We model rental assumptions separately from the immigration decision, and never use them to justify a weak asset.

How long must the asset be held?

Three years in Türkiye and five years in Grenada under the current rules; UAE residence depends on continuing to hold the qualifying asset. Holding periods are confirmed in writing at engagement.

Who is included in the application?

Family scope differs by programme, from spouse and minor children in Türkiye to a wider dependent scope in Grenada. Eligibility of each dependant is confirmed before filing.

What does CROWNHAVEN charge?

An advisory fee agreed in advance, disclosed alongside government, due diligence and legal costs in the cost model. We do not present programme fees as our own.
