Legal & Ownership

  • Indonesian law restricts freehold (Hak Milik) to Indonesian citizens. Foreign investors typically acquire luxury real estate in Bali through long-term leasehold (Hak Sewa, commonly 25–30 years with documented extension mechanisms) or via Hak Pakai / PMA (a wholly-owned Indonesian limited company). CROWNHAVEN structures every transaction with independent local counsel, registers leases at the local land office (BPN) and contractually documents extension rights ahead of closing.
